Basement walls fail in two fundamentally different directions: down, and inward. They look similar to a homeowner and need completely different repairs.
What we are actually looking for
Downward movement is settlement. The footing has lost support, the wall follows it, and you get diagonal cracking that widens toward the low corner along with doors and floors that read out of level above.
Inward movement is lateral pressure. Saturated or expanding soil pushes against the wall, producing a horizontal crack partway up, a visible bow, or block courses shifting inward. Piers do nothing for this. It needs wall reinforcement — carbon fibre, steel bracing or anchors — plus drainage correction.
When this is the right approach
- Confirmed vertical settlement of the footing and wall together
- Diagonal cracking that follows the load path with measurable elevation change
- Settlement at an addition or bay joint against the original structure
When it is not
Being told you do not need a repair is a legitimate outcome of an assessment. These conditions point somewhere other than deep support:
- Horizontal cracks and inward bowing — a lateral pressure problem
- Water entry with no structural movement
- Efflorescence, dampness and musty odour on their own
A note on method. We would rather explain why a different trade should handle your problem than install support that does not address it. If that costs us the job, the assessment still gave you something useful.
What the assessment covers
- Crack orientation, width and whether the wall has displaced in or out of plane
- Elevation readings at the top of the wall and across the floor above
- Exterior grading, downspouts, window wells and sump discharge location
- Whether a beam pocket, bay or addition is involved
- Whether reinforcement, deep support, or drainage is the primary need
How a project runs
Describe what changed
What you noticed, where on the property, and roughly when. Photographs that show both the detail and the surrounding context help a great deal.
Measure
Floor elevations, crack widths and directions, footing conditions where reachable, and drainage around the affected area.
Explain the findings
What the numbers show, what is causing it, and which of the available methods addresses that cause — including the option of doing nothing yet.
Define the scope
Support locations, design load, equipment access, what gets excavated and what gets restored, in writing, before anyone starts.
Install and document
Installation proceeds to the torque criterion. You receive the location, depth and final torque for every support point.
Common questions
Horizontal crack in my basement wall — is that settlement?
Typically not. A horizontal crack roughly mid-height on a block wall usually indicates lateral soil pressure pushing inward. That is a wall reinforcement and drainage problem. Installing piers under it would not address the cause.
Do I need waterproofing or structural repair?
They answer different questions. Waterproofing manages water entering the space. Structural repair addresses movement. Some projects need both; plenty of projects are sold both when only one was necessary. Ask which symptom each line item is solving.
The crack is only in the corner of my window well. Should I worry?
Corners concentrate stress, so cracking there is common and often benign. Measure the width, photograph it with a dated reference and re-check in a few months. Progression is the signal, not existence.
