Helical pier repair in Fishers, IN

When part of a foundation has moved because the soil beneath it can no longer carry the load, helical piers can transfer that load to deeper, more competent soil. The hard part is proving that is what is actually happening.

What we are actually looking for

A repair starts with a question nobody enjoys asking: is this foundation really settling? Plenty of cracks in Fishers homes come from concrete shrinkage, seasonal moisture swings, framing movement or a poorly detailed control joint. Those do not need piers, and installing piers will not stop them.

Settlement looks different. It is usually progressive, it follows a load path, and it shows up in more than one place at once — a stair-step crack in the block, a door out of square on the same corner, a floor that reads low toward the same wall. That pattern is what we look for before anyone talks about pier counts.

When this is the right approach

When it is not

Being told you do not need a repair is a legitimate outcome of an assessment. These conditions point somewhere other than deep support:

  • Hairline shrinkage cracking in an otherwise level slab or wall
  • Sticking doors caused by humidity or a settling frame rather than the footing
  • Wall bowing driven by lateral soil pressure, which is a different problem with different fixes
  • Moisture symptoms with no elevation change

A note on method. We would rather explain why a different trade should handle your problem than install support that does not address it. If that costs us the job, the assessment still gave you something useful.

What the assessment covers

  • Relative floor elevations across the affected rooms
  • Exterior crack mapping, including width and direction
  • Footing depth and condition where it can be reached
  • Grading, downspout discharge and surface drainage near the affected corner
  • Whether the movement is isolated or part of a wider pattern

How a project runs

  1. Describe what changed

    What you noticed, where on the property, and roughly when. Photographs that show both the detail and the surrounding context help a great deal.

  2. Measure

    Floor elevations, crack widths and directions, footing conditions where reachable, and drainage around the affected area.

  3. Explain the findings

    What the numbers show, what is causing it, and which of the available methods addresses that cause — including the option of doing nothing yet.

  4. Define the scope

    Support locations, design load, equipment access, what gets excavated and what gets restored, in writing, before anyone starts.

  5. Install and document

    Installation proceeds to the torque criterion. You receive the location, depth and final torque for every support point.

Common questions

Can helical piers lift my foundation back to level?

Sometimes, partially. Once piers are installed and loaded, a controlled lift attempt is possible on some structures. How much recovery you get depends on the structure's rigidity, how long it has been down, finishes, plumbing and whether lifting would do more harm than good. A responsible proposal treats stabilization as the goal and any lift as a bonus that is discussed in advance, never as a guarantee.

How do I know the movement is still active?

The usual method is to monitor. Crack monitors, dated photographs and elevation readings taken weeks or months apart tell you whether something is moving now or moved years ago and stopped. If a contractor cannot show you evidence of active movement, ask why the repair is urgent.

Will piers fix the crack itself?

No. Piers address the support under the structure. Cosmetic crack repair, tuckpointing, drywall patching and door adjustments are separate steps that happen after the structure is stable. Doing the cosmetic work first just hides the evidence.

Do I need a structural engineer?

Not on every project, but an independent engineer is worth the fee whenever the diagnosis is contested, the structure is unusual, the repair is large, or you simply want a second opinion from someone who is not selling the repair.
