Slab and patio stabilization in Fishers, IN

Not every sunken slab needs deep support. Slabs sit on their own sub-base and often settle independently of the foundation — which usually calls for a different, cheaper fix.

What we are actually looking for

A patio, walkway, garage apron or basement slab is typically a non-structural element resting on compacted fill. When that fill consolidates or washes out, the slab drops. The foundation walls beside it may not have moved at all.

This distinction matters financially. Slab-only settlement is often addressed by lifting and void filling, not by piering. Deep support enters the picture when the slab is carrying structural load, when a bearing wall sits on it, or when the settlement is part of a larger foundation movement.

When this is the right approach

  • A slab that carries structural load, such as a bearing wall or column point
  • Slab settlement occurring alongside confirmed foundation movement
  • Repeated failures where previous lifting did not hold

When it is not

Being told you do not need a repair is a legitimate outcome of an assessment. These conditions point somewhere other than deep support:

  • A patio or walkway that has simply sunk with no structural involvement — lifting is usually the better tool
  • Heaved slabs, which are a different mechanism entirely
  • Surface scaling, spalling and freeze-thaw damage

A note on method. We would rather explain why a different trade should handle your problem than install support that does not address it. If that costs us the job, the assessment still gave you something useful.

What the assessment covers

  • Whether the slab is structural or non-structural in this location
  • Void detection beneath the slab
  • Trip hazards, ponding and where surface water is going
  • Joint condition and whether the slab is cracking or simply tilting
  • The likely source of the lost support: erosion, consolidation, a leak, or poor initial compaction

How a project runs

  1. Describe what changed

    What you noticed, where on the property, and roughly when. Photographs that show both the detail and the surrounding context help a great deal.

  2. Measure

    Floor elevations, crack widths and directions, footing conditions where reachable, and drainage around the affected area.

  3. Explain the findings

    What the numbers show, what is causing it, and which of the available methods addresses that cause — including the option of doing nothing yet.

  4. Define the scope

    Support locations, design load, equipment access, what gets excavated and what gets restored, in writing, before anyone starts.

  5. Install and document

    Installation proceeds to the torque criterion. You receive the location, depth and final torque for every support point.

Common questions

Should I lift the slab or replace it?

If the slab itself is sound and the problem is lost support, lifting is usually less disruptive and less expensive. If the slab is badly cracked, spalling or broken into multiple pieces, replacement on a properly compacted base is the better investment.

Why does the same walkway keep sinking?

Because the cause was never addressed. Repeated settlement in one spot usually means water is still moving soil — a downspout discharging there, a failed drain line, or a utility trench that was never properly compacted.

Is a sinking garage floor serious?

It depends what it supports. A floating garage slab that has settled is a nuisance. A slab that a bearing wall or column is sitting on is structural and deserves a proper look.
