A leaning retaining wall is almost always telling you about water. Helical tieback anchors can resist the lateral load, but only after the drainage that created it is understood.
What we are actually looking for
Retaining walls fail in recognisable ways: the top course rotates outward, the wall bulges in the middle, courses separate, or the whole wall slides forward at the base. Each pattern points to a different cause — overturning, inadequate reinforcement, or a base that lost its friction.
Behind nearly all of them is hydrostatic pressure. Saturated backfill weighs far more and pushes far harder than drained backfill. A wall built without a drainage aggregate zone and a working outlet is carrying a load it was never designed for.
When this is the right approach
- Walls that are structurally intact but rotating or bulging
- Situations where rebuilding is impractical due to access, hardscape or cost
- Walls where a tieback can reach competent soil behind the failure plane
When it is not
Being told you do not need a repair is a legitimate outcome of an assessment. These conditions point somewhere other than deep support:
- Walls whose units, blocks or timbers have failed — anchors cannot fix a wall that is coming apart
- Global slope instability, which needs geotechnical input
- Walls where correcting drainage alone would resolve the movement
A note on method. We would rather explain why a different trade should handle your problem than install support that does not address it. If that costs us the job, the assessment still gave you something useful.
What the assessment covers
- The failure pattern and where the wall is moving relative to its base
- Drainage: is there a chimney drain, a base drain, a working outlet?
- What is above the wall — surcharge from a driveway, patio, pool or slope
- Wall construction type and condition of individual units
- Whether an engineer should specify the anchor layout
How a project runs
Describe what changed
What you noticed, where on the property, and roughly when. Photographs that show both the detail and the surrounding context help a great deal.
Measure
Floor elevations, crack widths and directions, footing conditions where reachable, and drainage around the affected area.
Explain the findings
What the numbers show, what is causing it, and which of the available methods addresses that cause — including the option of doing nothing yet.
Define the scope
Support locations, design load, equipment access, what gets excavated and what gets restored, in writing, before anyone starts.
Install and document
Installation proceeds to the torque criterion. You receive the location, depth and final torque for every support point.
Common questions
What is a helical tieback?
A helical anchor installed horizontally or at a slight angle through the wall into the soil behind it. Once it is past the failing soil wedge and into competent material, it is tensioned against a plate on the wall face to resist the outward push.
Will I see the anchor plates?
Usually yes, on the wall face. Plates can sometimes be recessed, painted or screened with plantings, but you should assume they will be visible and decide if that is acceptable before committing.
Do I need an engineer for a retaining wall?
For anything beyond a low landscape wall, it is strongly advisable, and many jurisdictions require it above a certain height. Anchor spacing, depth and capacity are design decisions, not field guesses.
My wall leans but hasn't moved in years. Do I need to act?
Maybe not. Document its position with photographs and measurements from a fixed reference, then re-check after a wet season. A wall that has been stable for years in its current position is a different risk than one that moved last spring.
