Crawl spaces make foundation problems unusually visible. You can often see the footing, the piers and the framing at the same time — which means a diagnosis can be far more specific than guessing from upstairs.
What we are actually looking for
A bouncy or sloping floor over a crawl space has several possible causes, and they need different fixes. Interior support piers may have settled. A girder or beam may be undersized or sagging between supports. Joists may be cut, notched or rotted. The perimeter footing may have moved. Or the crawl space may simply be damp enough that wood has lost stiffness.
Only some of those are soil problems. A support proposal that goes straight to piers without ruling the others out has skipped the diagnosis.
When this is the right approach
- Interior pier or column footings that have measurably settled
- Perimeter footing movement confirmed by elevation readings
- New load being added above, such as a kitchen island, tile floor or removed wall
- Access that allows equipment to reach the affected supports
When it is not
Being told you do not need a repair is a legitimate outcome of an assessment. These conditions point somewhere other than deep support:
- Framing problems — undersized beams, over-spanned joists, cut members
- Rot and insect damage, which must be repaired before support is added
- Moisture-only complaints with no elevation change

What you noticed, where on the property, and roughly when. Photographs that show both the detail and the surrounding context help a great deal.
Measure
Floor elevations, crack widths and directions, footing conditions where reachable, and drainage around the affected area.
Explain the findings
What the numbers show, what is causing it, and which of the available methods addresses that cause — including the option of doing nothing yet.
Define the scope
Support locations, design load, equipment access, what gets excavated and what gets restored, in writing, before anyone starts.
Install and document
Installation proceeds to the torque criterion. You receive the location, depth and final torque for every support point.
Common questions
Is a sagging floor always a foundation problem?
No, and often it is not. Over-spanned joists, a sagging girder, missing mid-span support, cut framing or rot cause the same symptom. A good assessment measures the floor and inspects the framing before blaming the soil.
Should I fix the moisture first?
Usually the two are handled together, but structural repair should not be installed onto rotted or actively wet wood. If there is standing water or damp framing, address drainage, vapour control and any leaks as part of the same plan.
Can crawl space supports be adjusted later?
Some systems are designed to be adjustable, which is useful if further movement is possible. Ask specifically whether the supports being proposed can be re-shimmed or re-tensioned, and who would do it.
